InCap Group, a national investment management and securities brokerage firm, planned a strategic relocation from uptown to One South Street, a class A office building in the heart of Baltimore’s historic Financial District. Clientele include a wide range of private equity and venture capital firms, technology companies, and high profile managers of mutual funds and hedge funds. The space was left over following the departure of one of the building’s major full-floor tenants. Entirely open plan studio space, except for two small enclosed offices, the sustainable solution employed much of the furniture, millwork and workstation elements from InCap’s original location. Reconfigured for reception, conference room, a library and 3 private offices, the balance of the space plan includes a cluster of four open-plan workstations, a contemporary kitchen gathering space bordered by open work areas to accommodate frequent demand for layout/proposal compilation functions.
